Clippership Wharf Project Taking Shape

Lendlease’s Clippership Wharf, which was in the planning stages for nearly two decades, is shaping up to be one of the neighborhood’s most anticipated waterfront developments. Following the success of the Eddy, Clippership’s Phase I building known as Slip65 is selling like hotcakes.

The first 40 units of the 80-unit development have already been sold to enthusiastic buyers during a pre-construction sale.

Last month, Lendlease completed several milestones at the Clippership construction site. The exterior facade installation remains ongoing at Building 1. At Building 2, the wood framing continues on the fifth and sixth floors. At Building 3, or the condo building, the roof was complete and window installation will be commencing shortly. At Building 4, the pile caps are being installed at the southern end of the building. An infiltration trench will be constructed in the near term.

Underground utility work, the installation of a stormwater pipe, has commenced on Sumner Street and will continue for the next month between Clippership Lane and Carlton Wharf.

This work is part of the greater Boston Harbor cleanup effort by the Boston Water and Sewer Commission to separate the stormwater from the sanitation piping. Two-way traffic is still available, but parking on both sides of the street is obstructed.

In two days the Clippership Wharf’s first phase was sold out during the recent pre-construction sale. All of the 40 units set record breaking prices for condos in Eastie and sold anywhere between $700 to over $1,200 per square foot.

The average condo price in Eastie was hovering near $500 per square foot.

The first phase of Clippership Wharf, dubbed Slip65, is a vibrant, mixed-use community on the waterfront. The project is being delivered in two phases, and will be comprised of four buildings, including condominiums and rental apartments, retail spaces, quality amenities, and a dynamic vision for community programming and dining.

While all other waterfront developments in Eastie so far have been rental, Slip65 is the only ownership option set to be delivered on the Eastie’s shoreline.

Residents who bought the first 40 units are expected to take occupancy in the Fall of 2018.

Residents at Clippership Wharf will benefit from an amenity package including indoor/outdoor gathering areas, a fitness and social club, ample bike storage, a Zipcar program, on-site parking, and an unparalleled waterfront experience featuring an expanded Harborwalk, a rocky beach and living shoreline area, public docks, and multiple dining and recreation options.
