An architect for the project at 320 Maverick St. discusses some of the changes made to the project after listening to residents and neighbors.

A scaled down version of the project pitched for a vacant lot at 320 Maverick St. was approved by the Jeffries Point Neighborhood Association (JPNA) last week.

JPNA members voted 40-3 for the project being pitched by Joe Ricupero and Paul Basile and will included 33 market-rate condo units.

The original plan was to construct a five-story building on the lot that would include 37 condo units and 28 parking spaces.

Attorney for the project, Jeff Drago said after meeting with abutters and the community the developer has reduced the number of units from 37 to 33 and increased the number of parking spaces from 28 to 32. The developer also reduced the height of the building.

“We heard from neighbors that there were concerns about the height and parking and the number of units,” said Drago. “So to address those concerns we reduced the height from 53 feet to 43 feet, decreased the number of units and added more parking.”

The top floor units will also be set back so they can not be seen from the street level. These units will include a deck. Drago added that there will also be a private courtyard in the back that would provide privacy for tenants as well as neighbors.

The building will also provide a barrier between the neighborhood and the Consolidated Rental Car Facility on Logan Airport property behind Maverick Street and the project.

Drago said the units will be market-rate condos.
